A Significant Transformation
Towers Main, formerly known as Absa Towers Main, has undergone a significant transformation in Johannesburg's Central Business District (CBD). Originally constructed in the 1970s and standing at 140m tall, this 30-storey building was once a symbol of corporate presence in the city. However, over time, it became underutilized and was eventually mothballed.
Rejuvenating the Inner City
In a bid to rejuvenate the inner city, Divercity Urban Property Fund acquired the building with the vision of creating a vibrant, mixed-use development. The redevelopment, co-led by Atterbury Property and Ithemba Property, aimed to integrate affordable residential units, commercial spaces, and public amenities to foster a live-work-play environment
Key Features of the Redevelopment:
• Residential Units: The building now houses 520 affordable rental apartments, catering to young professionals and families seeking urban living options.
• Commercial Spaces: Absa has leased back nine floors, encompassing approximately 10,000 square meters of office space, maintaining its presence in the CBD.
• Amenities: The development includes a gym, daycare center, coffee shop, public art gallery, and a clubhouse on the 15th floor featuring a business center and children's play area, all offering panoramic views of the city.
• Public Spaces: The ground floor and surrounding areas have been transformed into pedestrian-friendly zones with landscaped plazas, outdoor seating, and public art installations, enhancing the urban experience.
The Architectural Redesign
AMA Architects focused on sustainability and community engagement.
The building's façade was completely overhauled, introducing a modern aesthetic that contributes to the city's skyline.
A new glazed front corner was introduced for the 9 floors of office space, creating a polished corporate feel.
The 15th floor was opened up on the Clubhouse, with uninterrupted views of the city.
Internally, spaces were reconfigured to maximize natural light and ventilation, creating comfortable living and working environments.
Part of the Broader Initiative of the Maboneng Precinct
This redevelopment is part of a broader initiative connecting Towers Main to nearby projects like Jewel City and the Maboneng Precinct, establishing a continuous, walkable urban corridor that revitalizes the heart of Johannesburg.
Winning Multiple Awards
The project's excellence has been recognized with multiple awards, including the South African Property Owners Association (SAPOA) Property Development Awards for Innovative Excellence in 2020, highlighting its impact on urban regeneration and sustainable development.
It also attained the African Property Award for Mixed-Use, eventually winning the five-star award for the International Property Awards.
